Ihre Aufgaben


The investment management function is responsible for the asset management of all operational hotels in portfolio globally with a focus on optimizing the asset values. In this role you will constantly assess and ensure that our operational real estate is deployed at it's "highest and best use" to enable the highest profitability per sqf. Responsibilities include leasing out of 3rd party operated retail spaces, managing tenants, management of partnerships in joint investments and identifying opportunities to enhance property values. Furthermore, the investment management function focuses on the non-room related spaces, e.g. rooftops, coffee bars, external retail. Most of these F&B related spaces we plan to outsource to 3rd party operators to ensure we continue to focus on our operational efficient business model and to boost our room sales through a more activated local F&B experience. The Investment Manager will source 3rd party operators and coordinate the overall execution until hand-over to the operational management teams. The Director Investment Management will be responsible for determining the investment management strategy of the global operational portfolio of citizenM and will be supported by an Investment Management colleague based in Europe.

key responsibilites

  • Maximize asset values of the operational portfolio through proactive assessment and execution of the highest and best use programming of non-room related real-estate space. - Key tasks include operator search/selection for 3rd party operated spaces, contract negotiation, overall project management/execution until hand-over to operational teams supported by inhouse technical team. - Identify and underwrite asset improvement investments including but not limited to sustainability investments.

  • Support the Development and Investment team in their commercial underwriting for new deals concerning programming of non-room real-estate space.

  • Asset management - accountable for relationships with counterparties and implement any post-opening transactions - e.g. sale leaseback, retail sale, retail lease, neighbors, co-ownership/JV partners, outside investors, building associations, etc.

  • Review, understand, and ensure compliance of all material contracts - e.g. ground leases, operating leases, retail, joint venture, loans, parking, mixed-use, etc.

  • Support Funding & Structuring and Business Control workstreams to ensure transactional and asset knowledge is properly communicated to lenders/shareholders and assist with new loan due diligence, capital events, shareholder communications.

  • Build and maintain relationships with local real estate and owner / operator networks to keep informed of trends, best practices, and valuable data points; Share with relevant teams such as Commercial and Operations in preparation for budgeting and planning.

  • Travel to properties as needed to meet with local teams and networks to identify, evaluate and implement value optimization opportunities, including ROI capital projects.

  • Collaborate with Transaction Manager of land assets for stalled development projects, by leasing to third party retail or parking.



Ihr Profil


  • Deep understanding of complex real estate debt and equity investments, as well as hotel operational knowledge in order to frame sound financial and business decisions including vast experience with facilitating investment decision processes

  • Solid project management execution skills to lead global multi-disciplinary teams and get projects done from start to finish

  • A background in an asset management role with a retail investor or with large mixed use portfolios is seen as an advantage

  • Experience in (legal) contract negotiations e.g. management agreements, commercial leases etc.

  • Experience in outsourcing F&B outlets and associated integration questions is a plus

  • Data driven, analytical mindset, strong fact based communication skills with a focus on objectives and results

  • Hands-on mentality and ability to create a long term vision and define strategic plan for the investment management function within citizenM

  • Highly collaborative, team player able to drive circle teams towards a common goal

  • New York Support Office. Hybrid working is possible, not fully remote. The salary range for this position is $180,000 - $200,000, commensurate with qualifications and experience.
