Ihre Aufgaben


  • Performs repairs and general maintenance on facilities, buildings, equipment and grounds. Tasks may include the repair, troubleshooting, and diagnosis of electrical, plumbing, masonry, carpentry, glazing, kitchens, showers, floors, sinks, walls, carpets, roofs, painting and appliance removal and installation.

  • Performs repairs, troubleshooting, and adjustment of locks and door hardware.

  • Services a variety of equipment and reports mechanical malfunctions to supervisor for action.

  • Assist with outside contractors, escorting, providing scope of work, inspection of project status and inspection of completed contracted project with documentation as required.

  • Establishes and maintains good relations with residents, prospective residents, all customers, vendors and co-workers. Communicates in a courteous and professional manner at all times.

  • Completes service requests as assigned and completed professionally and accurately within twenty-four (24) hours. Schedules appropriate vendor only when necessary and approved by supervisor.

  • Performs work to ensure community appearance and cleanliness in daily operations. Completes premises inspections daily.

  • Coordinates with appropriate vendor(s) to ensure landscaping is properly maintained.

  • Performs work to ensure apartments are ready for occupancy by overseeing and scheduling all facets of the make ready process in accordance with leasing needs. This includes but is not limited to move out/move in inspections, electrical, HVAC, plumbing, carpentry, appliance repair, carpet cleaning/replacement, painting, equipment maintenance, preventative maintenance and cleaning.

  • Performs work to ensure life safety equipment is functional including but not limited to fire pumps, sprinklers, emergency generators, fire panels, smoke detectors, CO detectors. Test equipment as required.

  • Performs work to ensure there is a safe, clean and organized work environment (i.e. shop, pool maintenance room, storage areas). Ensures use of all reasonable safety measures and precautions and require associates to do the same.

  • Reviews to ensure an adequate inventory supply level. Maintains tools and equipment and ensures tools are in proper working order; evaluates the need for additional tools and/or replacement of tools/equipment as safety or ware determines necessary.

  • Provides twenty-four (24) hour maintenance coverage to respond to emergency situations at the community as required. Must be available to respond to on call emergency situations as needed. Participates in the on-call rotation. Maintains a secure and accurate procedure for key control.

  • Documents and maintains accurate and detailed maintenance records; including equipment replacement and repairs, apartment painting, refrigerator coil cleaning, and carbon monoxide checks.

  • Tracks all appliance, carpet and vinyl replacements on a log or as otherwise determined by supervisor.

  • Adheres to all local, state and federal laws including all laws governing Fair Housing and safety procedures including OSHA requirements.

  • Must coordinate with Loyola University staff including Facilities in buildings that are shared by Loyola and Lakeside Management.

  • Be able to use programs, phones and PC's as needed to input, accept, update and close out work order tickets.

  • Performs all reasonable duties as assigned.

High school diploma or equivalent required. At least three years of general service and maintenance experience required. Qualifications

  • Excellent customer service skills while maintaining the highest standards of professionalism.

  • Report to work on time, well groomed and professionally dressed.

  • Must have regular attendance.

  • Job is physically demanding, with constant activity requiring intermittent standing, bending, pushing/pulling, lifting/moving/carrying(light to heavy weight material/ appliances/equipment), climbing ladders/ stairs and walking on rooftops.

  • Will be exposed on a regular basis to outside environment (i.e. heat, cold, damp, rain, etc….)

  • Requires operation of university owned vehicles

    High School, GED or Trade School Diploma Valid Drivers License Computer Skills Microsoft Office Suite, 1.
